XPO Logistics boosts size of its operation in Ballantyne - CoRErep

XPO Logistics Inc. has expanded its national operations center at Ballantyne Corporate Park. The firm recently added 11,000 square feet to the nearly 21,000 square feet it already occupied at the Ballantyne Two building.

XPO now occupies the fourth floor and half of the fifth floor of the 104,000-square-foot building, the second constructed in the south Charlotte office park.

In February, the third-party transportation logistics provider announced it would locate its operations center in Charlotte, a decision the company says will amount to more than 200 jobs in accounting and finance, human resources, information technology, brokerage and carrier procurement and operations. The state is providing incentives to XPO that could yield up to $3.2 million in benefits over 10 years, if the company meets its job target and sustains it.

Edwin Yarbrough of Cresa represented XPO, and Cresa’s Amy Johnson is handling project management. Barry Fabyan of park owner The Bissell Cos. represented the landlord. Cresa also has represented XPO on the opening of eight satellite offices around the country since March.

Academy Sports plans another store

Sports and outdoor retailer Academy Sports + Outdoors is planning a 71,680-square-foot store at Northlite Shopping Center in Kannapolis, its second location in North Carolina and its third in the Charlotte region.

Last year Academy opened an S.C. location in Rock Hill, and the company is building a store near Concord Mills, at the corner of Concord Mills Boulevard and Derita Road.

Greenville, S.C., developer Hughes Commercial Properties Inc. has assembled 10 acres adjacent to the Carrino’s Italian restaurant on Roxie Street Northeast. Northlite is located off Intestate 85 exit 60.

Thomas Propst Jr. of real estate firm First Carolina Properties Inc. in Concord represented an affiliate company, Arbor Lane Investments, on the sale of 4.35 acres to Hughes. He says there’s a need for a sporting goods store in the area for consumers who don’t want to drive to Concord Mills. “I think there’s a void there for that type of retail store.”

Academy Sports + Outdoors is based in Texas and is owned by private-equity firm Kohlberg Kravis Roberts & Co.

CBRE sells pet-care facility

Noble Properties, an investment company based in Palm Beach, Fla., recently purchased a 16,719-square-foot Best Friends Pet Care facility off Park Road in Pineville. Noble bought the roughly 2-acre property for $2.72 million.

Steve Shields, a member of the private capital group in the Charlotte office of CBRE Group Inc., represented the seller, Carolina BF Pet Care, a limited liability company managed by Dale Smith of Wilmington.

Norwalk, Conn.-based Best Friends Pet Care has 42 centers in 19 states. The company has a lease at the Pineville location that runs through 2022.

Brokers move at local firms

Several personnel changes at Charlotte commercial real estate firms lately: Among them, Chris Skibinski, formerly a managing director with Jones Lang LaSalle, has left the company and is starting his own real estate firm, The Skibinski Co. Skibinski had been with JLL and The Staubach Co. for 11 years, and he was with The Walker Cos. for 11 years prior to that. He started the new venture last week and says he will continue to focus on the industrial sector.

“It’s time for a change,” he says, adding that he expects to hire more professionals soon. “We’re not going to be huge, but we’re going to be a player for sure.”

Elsewhere, Ralph Oldham, formerly a tenant broker with Cushman & Wakefield | Thalhimer, has joined the office leasing team at CBRE Group Inc., where he will join Anne Vulcano, Jessica Brown and Paula Moss.

Cristy Nine, also formerly a member of the Thalhimer tenant rep team, has joined Cresa as a vice president. Nine was one of the lead brokers for Chiquita Brands International on its headquarters relocation to Charlotte and parted ways with Thalhimer this summer. Nine says she wanted to be able to continue working from a national platform and notes there are few tenant-only shops in the Charlotte market.

And Cassidy Turley has hired Keeley Brown-Tase, formerly a senior account executive at the Charlotte Business Journal, to join its office tenant representation team. Brown-Tase had been with the CBJ for 11 years and was an award-winning sales representative at the paper and within the American City Business Journals Inc. chain of business weeklies.

Tripp Guin of TRIPP Commercial represented Montreat College on its 15,000-square-foot lease at The Johnston Building uptown, where the school is moving its Charlotte campus next month.

Leah Bailey and John Ball of Trinity Partners represented 212 South Tryon Limited Partnership, owner of The Johnston Building, which has an asking rental rate of $18 to $18.50 per square foot.

The 172,385-square-foot building at 212 S. Tryon St. has about 25,000 square feet of office space available for lease.
